Prepare to Sell Your Home

by Sarah Wood

Right now is the best time to sell your home. It’s a seller’s market in general. But just because homes are selling doesn’t mean your home will jump straight into a sale if you throw a sign on the front lawn.  There are preparations to be made to make sure you get the best price and sell as quickly as possible. Here are a few things you can do if you want to sell your home this spring.

Find Your Home’s Value

You need to find out the value of your home and other homes in your neighborhood.  You can start by using a market analysis tool like www.sellmykingsbayhome.com.

Hire a Realtor

The right real estate professional makes all the difference.  They can help you learn the market and find the right buyers for your home. Magnolia Realty has over 30 years of experience helping people sell their homes in Camden and Charlton County.

Be Realistic

Homes don’t sell overnight. Be realistic about how long it will take to sell your home. Realize that the process can take several months.

Spruce Up the Place

Fix as many things in your home as you can.  Clean it up, inside and out.  Landscape the yard, paint the walls, clean the carpets. Also make sure to declutter the shelves and counters.  Place as many things in storage as you can.  You want the buyers to see a clean slate where they can build their lives in their new home.

Have Fun in Camden County Parks

by Sarah Wood

Camden County is an ideal place to live for many reasons.  One of the main things that attracts people to move here is the natural beauty.  And the best way to experience it is in Camden County Parks. There are a number of outstanding parks located in St Marys, Kingsland, Woodbine, and throughout the county. Here’s a few you might want to check out.

St. Marys Civic Park

A great place to go to play tennis, basketball, soccer, baseball, or just relax in the pavilion.  There’s also a playground to keep the kids busy.

Kingsland Lions Park

This is a hot spot during baseball season, with 4 fields, 3 t-ball fields, along with tennis and basketball courts, a skate park, walking path, and a playground.

Cornelia Jackson Memorial Park | Woodbine

Here’s an ideal park for cookouts and birthday parties with a screened pavilion and full-service kitchen.  You can also enjoy the large playground, along with picnic tables and grills and basketball court.

Folkston - The Perfect Community For Nature Lovers

by Sarah Wood

Are you looking to buy a home in southern Georgia that offers great recreational options? If so, then take a look at what Folkston has to offer.

Folkston, is of course home to the famous Okefenokee Swamp.  Okefenokee Adventures partners with the Okefenokee National Wildlife Refuge to provide a whole host of activities in the refuge.  You can take a 90-minute guided boat tour and marvel at the wildlife, like alligators, ibis, egrets, great blue herons, little blues, green herons and more.  You can also take a sunset tour, or just go out on your own in a canoe or kayak.

Folkston itself is a great community, as the county seat of Charlton.  It began as a train depot in the early 1900’s, but has grown to a city of 4,000 residents today who retain their historic roots.  The original train depot has been restored and remains a popular attraction for train lovers.

An outstanding school system under the direction of Charlton County School District takes care of the students living in Folkston with several elementary schools and one high school.
